For most of the last fifteen years, Buckhead's most visible corners have been occupied by national chains. On The Border sat at 1 Buckhead Loop. The former Seeger's building on West Paces Ferry cycled through short-lived tenants. Piedmont Road filled with steakhouses that could have been anywhere. Summer 2026 is quietly reversing that pattern, and the operators moving in are almost all Atlanta names.
The story worth telling this season is not a list of openings. It is a shift in who gets the marquee addresses. Buckhead Life, the group that essentially invented modern Buckhead dining, is planning its first new neighborhood concept in nearly two decades. The team behind Michelin-starred Mujō is building across from The St. Regis. A local restaurateur with a small portfolio is taking an 8,800-square-foot building on Piedmont. If you already live here, this is the summer to pay attention to the permits and the papered windows.
The West Paces Ferry Return That Anchors Everything
The most consequential news came out of the Buckhead SPI-9 Development Review Committee in the spring. Buckhead Life Restaurant Group is looking to open "Panos' Restaurant" at 111 West Paces Ferry Road, the northeast corner of West Paces Ferry Road and East Andrews Drive, in a building that was once home to Seeger's and more recently Home and Coast, Yebo, and the short-lived Dorian Gray.
The address matters. I. Pano Karatassos and Paul Albrecht opened Pano's & Paul's at the nearby West Paces Ferry shopping center in 1979, launching what would become Buckhead Life Restaurant Group. The original closed in June 2009, and the group has effectively been absent from new Buckhead openings ever since. The new Panos', along with a downtown Chops Lobster Bar announced in February for Centennial Yards, would mark the first Buckhead Life concepts to open in Atlanta since the November 2009 debut of Bistro Niko.
Filings show a 2,722-square-foot addition to the existing two-story structure that measures 5,650 square feet today, with The Johnson Studio at Cooper Carry, which previously designed Seeger's as well as Buckhead Life concepts Bluepointe, Nava and Bistro Niko, listed as the design team. Cuisine and opening timeline have not been announced.
What's Replacing the Chains
Two blocks north, Buckhead Station is losing one of its longest-running chain tenants and gaining a Georgia-grown replacement. The last remaining Atlanta-area On The Border, at 1 Buckhead Loop, closed around the time the chain filed for bankruptcy in March 2025. The freestanding building sits at Buckhead Station, the shopping center anchored by TJ Maxx, DSW, Nordstrom Rack, World Market, Saks OFF FIFTH, Bloomingdale's Outlet, and Old Navy.
La Parrilla is slated to open in the space in the summer of 2026, marking the brand's 20th Georgia location and its first in Buckhead. That is a family-owned operator with three decades in metro Atlanta stepping into a corner that most residents had written off as chain-only real estate.
The Piedmont Road story is smaller but tells the same tale. Stix & Savor Asian Cuisine is slated to take the 8,800-square-foot building at 3102 Piedmont Road, with Javarius Gay, who is behind Prime on Peachtree, Prime Cigar, Prime Express Bar, The Boiler Atlanta and Afro District ATL, opening the new restaurant. The site sits near Fogo de Chão, Kyma and Corner Cafe, which puts an independent Atlanta operator directly on the same stretch as some of the neighborhood's most established rooms.
The High-End Counterweight Near the St. Regis
Not everything moving in is casual. Koshu Club, from the team behind Michelin-starred Mujō, is opening in early 2026 across from The St. Regis Atlanta, pairing charcoal-grilled seafood and meats with elevated small plates and a lineup of sake and cocktails. Rather than omakase, the concept leans into binchōtan-fired cooking of seafood, meat, and vegetables over charcoal.
Interiors are being designed by Atlanta-based Smith Hanes Studio in a Japanese midcentury modern style. If you have watched the corridor around West Paces and Peachtree drift toward hotel-lobby steakhouses, Koshu Club is the counter-move. A local design firm, a local ownership group with a Michelin star, and a specific culinary point of view all landing on the same block as the Panos' filing is not a coincidence. It is what a neighborhood looks like when independent operators decide the addresses are worth fighting for again.
The One That Isn't Changing
The counter-story that makes the whole season legible is R. Thomas Deluxe Grill. The longtime Atlanta landmark, known for its healthy menu, late-night hours, and quirky parrot-filled vibe, has been sold to local hospitality group Teranga, with new owners planning minor updates but intending to preserve the restaurant's menu, atmosphere, and iconic features.
That is worth reading twice. When a Buckhead institution changes hands in 2026, the buyer is a local hospitality group and the pitch is preservation. Two years ago the same building would have been a strong candidate for a national concept or a teardown. The fact that a local group paid to keep the parrots is the clearest signal in this season's news cycle.
Where the Summer Actually Happens on a Friday
While the papered windows go up on the new spaces, the recurring routines are worth knowing:
- Summer Fridays at Buckhead Village. Every Friday from June 5 through July 31, with June 19 and July 3 excluded, guests can shop, stroll and enjoy live music along Buckhead Avenue and inside The Veranda, with participating restaurants offering summer selections.
- Aperitivo Hour at The Americano. Daily 4 to 6 pm at the bar or patio inside the InterContinental Buckhead, with spritzes and Campari cocktails like the Pappagallo and Frizzi Amara alongside charcuterie.
- Peachtree Pool on the InterContinental rooftop. Saltwater pool, cabana and chaise reservations, poolside food and cocktail service, with live DJs on Fridays and Saturdays.

The Calendar Worth Pinning
Two neighborhood-scale events bookend the season. The AJC Peachtree Road Race steps off on July 4 from Buckhead to Midtown Atlanta, with the expo running July 3 and 4 at the Georgia World Congress Center. For a resident, that changes what the next two years will feel like on foot. West Paces Ferry regains a marquee independent. Buckhead Station gets a Georgia operator on its most visible pad.
